3514 Capital Real Estate Fund

3514 Capital Real Estate Fund is aimed at raising capital from Qualified Investors to invest in a highly secured Programme of investments in sustainable real estate developments based in Malta. The Fund will invest in permit approved, land acquired, mid-to-large sized developments, or developed real estate, which will be selected in accordance with prudent analysis of the comparative market, the developers’ financial strength, and the development Cost to Value Ratio. Investments will be conducted in exclusively originated Programmes, namely in real estate where income is either government or blue chip guaranteed, and innovative long term positioned real estate.​

The Development Programme targets developers with the offer of secured convertible development investment, providing full financial coverage for the completion of real estate development. Developments to be financed will fit the profile of being in the upper market segment, located in areas that best suit the residential or extended stay market. Development Programmes must have either clear exit plans to third party buyers or lessors, or a prospect of a direct take up of finished property by the Fund. Post development, the units will be active and targeting a gross profit for the Fund of no less than 8% p.a.​

The Extended Stay Real Estate Programme acquires residential condominiums in the upper market segment that will be utilised in the short to mid-term extended stay market. These acquisitions will be conducted at a preferential early and bulk buyer rate, with completion guarantees, and in accordance with a pre-set franchise manual. Upon completion, the properties will be operated on a franchise basis, with an elevated level of pre-sold occupancy, and will generate above market net return on value per annum. Preference will be given to the locations of great market liquidity, and properties of great cosmopolitan and business market appeal, with accredited sustainability credentials. As a condition precedent to every investment, all development permits must be executable, development land and title must be verified, and in possession.​

The Fund will invest in this Programme, offering investors a fully secured investment with an entry level subscription of €100,000, for a lock-in period of 5 years. Investors reaching a property-specific level of investment will be given an exclusive membership to a residency club that will include a suite of exclusive rights and services. A particular benefit is the right to use a dedicated address which will enable investors to maintain residency in Malta once permanent residency is secured and access a bespoke membership service at a preferential rate.
